College mens football and basketball are the two most popular sports due in some not insignificant part to their closeness and correllation to the the Pro version - college programs are direct feeders to the pro game and fans, therefore, believe they are consuming a near-pro level version of the game. In other words, people pay to see elite level play and athleticism that they can tie directly to the game at its highest level.
This is why college baseball doesn't draw as well - the college game is not THE primary feeder to the pro game. No one thinks they are watching anything close to elite level talent when they watch college baseball. Even the best players are still several years and 100s of games away from being able to compete in MLB.
For this same reason, College Soccer will never be a revenue producing, high audience achieving sport: the college game, by its nature, can't produce pro level talent (unless the pro league is so bad that the talent level is low -- and then no one is paying to watch the pro game).
