It is a transfer of property. Here is the granting language in a typical quit claim deed:
WITNESSETH, that Grantors, for and in consideration of one dollar and other valuable considerations paid by Grantees, the receipt and sufficiency of which are hereby acknowledged, do by these presents REMISE, RELEASE and QUIT-CLAIM unto the said Grantees, any and all right, title and interest Grantors may have in and to the property situated in the County of St. Louis, State of Missouri more particularly described as:
The Grantors are not stating that they no longer have a claim in the propoerty. They remising, captitulating, releasing and quit-claiming or terminating any right that they have in the property to the grantee. It is a transfer.
