clear ownership..." Is a Quitclaim the same as a warranty deed - no, but is a quitclaim deed a transfer of ownership (or a transfer of property) - yes. If the property was subject to a lien, that lien still exists (but the grantee owns the property subject to the lien.)

Can a quitclaim be signed where one does not have an ownership interest - sure, but that doesn't change the fact that 99% of quitclaim deeds are valid transfers of property (and not some kook trying to commit a fraud and muck up the system.)
