they update ownership records to reflect the change in ownership. A QCD where there is no ownership becomes a wild deed in a sense because while it clarifies the grantor has given up interest in the property, because they don’t have any ownership the deed has no effect. It will however appear in the title chain. Since it’s a nullity it will not cloud title, however.
