As a first time seller it annoyed me.

It gives the buyer another chance to negotiate a price after they have the seller by the balls. Use it to your advantage. If something comes up in the inspection and this deal falls through, they have to disclose that inspection to future potential buyers. It is out there for all to see and usually forces a seller to drop their price. Sellers know this so all the power is in the buyers hands at that point. The littlest crap can save the buyer money, even if they're fully aware of it ahead of time.
