is like in your case, where you have made it extremely clear you want the house by your generous offer, the seller could hear what your inspector says and instead of responding positively, tells you to go fish and open themselves up to other offers ( hoping to find someone dumb enough to not get an inspection). They were presented multiple suitors before and won't back down. You may have to be prepared to walk away if they won't compromise IF some of the deficiencies would cost too much to fix (new roof, electrical, foundation, mold). The person in control is the one who cares the least so good luck.
