You're not paying attention. Residential RE is falling in value with the rise in mortgage interest rates. Farm RE is still going up. From 2021 to the present Missouri farmland has increased by double digits and the average price of an acre is at $7200, according to Farmers National Co. One of my northwest Missouri bankers told me he values row crop ground at $7,000/acre. Farms in our County were selling from the low to mid $5000 range up to $11,000/acre for highly tillable ground without buildings.
