Wealth in America is concentrated on the hands of whites. Especially rich, "old" wealth.

Whites make up a large percentage of the population.

For black people to acquire wealth, they have to produce something white people want and they have to be able to overcome personal concerns white people have about going to black businesses.

This is especially true for avoidance of black neighborhoods.

So for a black person to generate wealth they have to build a business in a white neighborhood, that isn't so "black" it makes white people uncomfortable, and likely is far enough away from their home it makes it quite the commute.
