Trump is worth a lot more than $1.35 billion today, and did you factor in taxes, ETF fees and living expenses?
You are leaving out details here:
That $1 million (which was really $14 ‘million) in 1968 would be worth just under $3.9 billion.
And there were other loans as well.

But a lot of people have taken out loans and not done so well with them. Of course taking out loans just to invest in stocks & bonds is usually not advised.
Bottom line is that it doesn't look like you can back up your assertion that he would have been better off just investing his inheritance in an S&P 500 ETF and not gone into real estate.
