Project Veritas went undercover to investigate Terrenos Houston, the real estate group driving this rapid expansion, and uncovered how it’s aggressively marketing the American dream of homeownership to illegal immigrants and foreign investors, including Chinese buyers.

The sales representatives broke down their lax purchaser requirements that allow the community to grow by 200 roofs a month.

• “I don’t check anybody’s citizenship status… I don’t mess with that.”
• We sell land, that’s all we do. Sell land, sell dirt… as low as $500 bucks down.”
• “I have no idea what they are. If they financially qualify…we’re gonna sell it to ‘em”

• “We do not check that [if a purchaser is undocumented].”
• “They won’t ask proof – they won’t”
Sales representatives told Project Veritas that biggest buyer groups are from Mexico, Guatemala, and El Salvador, with a dedicated Chinese sales agent catering to investors from China.
Terrenos Houston’s Instagram ads, mostly in Spanish, target this growing foreign market.
Colony Ridge has also become a magnet for crime, drawing ICE raids, including one last week where 118 were arrested - among them a 34-year-old MS-13 gang member from El Salvador, deported six times, caught hours after a knife murder in the subdivision.
